although I was also loaning there in 06 07 and got stuck with a few of those that I loaned 80k on a 150k house only to sell it for 30k.. that's when I decided to go down there and buy those suckers.. it was the worst of times there for a while but all in all we made it back plus a bunch.good post.I use to get in many debates on the Australian forums about what was better in 2001.. buying atl. for 30 cents on the dollar.. or those hawking rentals in Texas and touting the market never crashed.. well it did not crash but the houses did not double either and its dog tough owning rentals in texas great economy if you live there but not necessarily a great buy and hold place in my mind and NO where near the profit potential ATL had in the day.

The other thing is that in my opinion wholesaling is against contrary believe a very tough way to get started.

We are also very clear that we will not negotiate against ourselves - if we do not receive a counter offer or material information indicating our valuation may be in error, do not ask us to change our offer.This agent had contacted me several times via e-mail, despite our indicating that we were comfortable with our offer, and asked that we submit our best offer ... so I did.

I'm just figuring the best way to do it, maybe I do get another agent to list it... but I'd like to ensure that I'm the one purchasing it, which sounds like it will still be tough since it'll be on the open market at that point.

But I like your spirit and you will no doubt find some niche.. just don't underestimate those HML who have been doing it for years they are tough nuts to crack or their clients are is more like it.I was out today with one of my long time Real Estate broker associates we have been doing business for 10 to 15 years not lender borrower but he brings me lots and sells some of my homes.

Some of them were successful, but we also likely never heard from the guys who were unsuccessful and stuck with debt and got themselves into a really tough situation on a deal gone bad with no exit strategies besides their original approach.
