Maybe what doesn't make sense to me is (if all variables are equal) why you wouldn't install solar, get 12 months of financials to show the benefit, and resell it.

I want to ensure they know where to and how to send their next rent to me and not the old owners.

I have my phone on me all the time and will get alerts with any messages sent to me.

I'm pretty close to a few of the firms and they come to me now asking how I get such high rents. 

I don't know Auburn at all but prices seem way lower there than the west side of syracuse.As to your concern about success rate, not sure where that number comes from but I have not had any more trouble renting units in the city or out so that feels like a red herring to me.

I once had a listing where the buyers came straight to me instead of going through their Realtor as they were told by another seller that the reason they didn't get the last property was because of having an agent. 

Went through a couple realtors before finding the one, and a few lenders wouldn't lend to me because I am out of State and they all said out of State has the highest default on loans rate, but I kept trying and looking and found a great guy who took care of me as well as recommended me to my property manager who put a tenant in place within a month of ownership and keep in touch with me on a weekly basis.

The situation isn't all clear to me?
