Unfortunately they left a mess (which was forgivable) but they deliberately destroyed our pots and pans by using a screw to scratch the bottoms of the pots.

Presumably an appraiser is going to be that unbiased opinion, but that didn't exactly pan out pre-2008 so I take those numbers as an estimate at best.
