You definitely aren't going to have a great predictable return, especially in the short term, if you try to invest turnkey; at least at the single family and small multi-family level. 

You can start real estate investing, reading resources, familiarizing yourself with the Albany, GA market, setting short-term and long-term goals, preparing financially, building a team, conducting property searches, conducting due diligence, making an offer, managing property, and joining local groups.

It is tough in virtually every large city to purchase at high LTV and in the near term be cash neutral with conservative underwriting.
