I had to call my bank and the seller had to give them acct/routing number independently (surely there’s a better, electronic way these days), but they set me up for auto bill pay.

You get features like automatic late fees and blocking partial payments.Makes no sense to me.BTW - I use an app called Tellus to collect rent.

Call code enforcement to temporarily condemn property since it is uninhabitable without utilities turn on.Then call sheriff to remove squatter from condemned property. 

@Bryan H. we manage over 300 doors in the City of Detroit, so we like to think we know what we're doing:)They don't have a rental permit, it's called a Certificate of Compliance which you have to get every 3 years.

Always make sure you have several that you like and keep on call because when you have several houses working, one or two of them may be busy for 4-6 weeks.

I received a cold call from the seller.

Not one single complaint in 10 years.I have had someone call one time and say the water temp was too low for them.I have a Rheem wifi water heater and just went to the Rheem app on my phone and turned up the temp for them.

Also, there is an app called LRPD that will show you the crime rate or the type of crimes in these neighborhoods
