One other option is for one party to hold the title, and the other to hold a long term lease, which could be up to 99 years, with an option to renew.I learn this work around when I took real estate courses at the NYU school, and the Professor of my course, a pro in the business, served on the local real estate board etc., was also the leasing guy at his family owned real estate company.

In the spring, we get the city/county taxes, and the school taxes come in the fall.Looking at your schedule, #1and 2 from 2016 are Probably county/city taxes, and 3 &4 are school taxes.

@Christopher PhillipsI'm looking to invest in the states and most of your points are wrong1) it takes a week to get approved for a mortgage in Canada compared to what 4-8 weeks or more in the states.2) our dollar is lower then the states so wheres the savings on currency3) i'm not sure about the taxes yet as i don't have a US investment property to compare to mine in Canada4) Foreigners buy houses for their Kids to go to school all over the world, not just in the US.

Also, i feel that Amherst is a good area, but I'm no professional.However, if I had the money I would do it since it would be easier to take care of if you go to a school in Buffalo.

It really depends on if people in the area are actually staying in College Park.Delta employees may house their employees there for training, but if Delta offers free hotels for their employees during the duration of their training, then that would suck for an AirBnB business if that is the main source.For me, the main thing is to find out why people look for hotels in the area (jobs, schools, constant conventions), and if there is any demand staying outside of hotels by looking at other people's AirBnB calendar.
