You want a tenant who will commit and one who you know will pay rent on time!

Otherwise, I'd make sure the tenants loan terms add up and he's a strong buyer.

My main hesitation is that I live in a strong housing market where prices seem to be forever rising.

Because it takes a while to get traction I’m not sure I would commit to CA but that depends if you plan on going back at all.

But if you ask me what is the most important to have when acquiring multiple rental properties with multiple tenants, I would say that the number one priority is having a very strong insurance policy structure as your first line of defense for any unexpected/extraordinary events.

What I have found with a truly dependable PM (very hard to find what I have I think) all those problems go away, plus I have a moderately good cash flow generator, quite strong underlying appreciation and very good tax benefits.

While it is possible to find a decent contractor through these sites, the professional, quality driven contractor will have a strong, local network of satisfied clients and fellow tradesmen to funnel work their way.I've found that many of the individuals relying on HomeAdvisor leads are doing so because their work doesn't speak for itself or their clients have not been telling everyone they know about how well their awesome new renovation turned out.
