Should I locate title companies close to the area I am thinking of or does it not matter where they are located?

I am working on closing a sale of one of my properties which is being held up because I am being ghosted by Trophy Point. 

Do you know how to remove this guy if you did close? 

I happened to call at the right time and he sold me this property at a fair price AND allowed me to place a tenant in the property prior to closing.

Personally, this month is on pace for my largest production ever with $2.585M set to close this June.

And if you have to refinance down the road, you'll probably have to transfer the title back into your personal name for that (most conventional lenders won't allow you to close directly in an LLC). 

Closed my first deal within 5 months and haven't looked back.

The loan was set to close the end of June.The lender is now saying that due to "new" Frannie/Freddie guidelines, we have to collect the first month's rent before the loan can close. 

Not perfect, but gets you back on the road to the deal you already made.Our offer would have been 30-days notice, 3 month termination fee, no reduced rent for staying.
