There is an old Jimmy Stewart movie called Harvey --  in it is a quote I strive to remember and put into practice:  "in this world,... you must be oh so smart, or oh so pleasant.'

You must focus on the balance sheet wealth.There are three type of tax bracelets:1) Earned Income : Flipping, Transacting, and Wholesaling (taxed up to 50%) (Income Statement Wealth)2) Portfolio Income : Taxed at 20%3) Passive Income : This number can be potentially be 0 depending on how smart you are understanding the tax code.

New buildings that do not integrate smart devices  are going to be dinosaurs before the building is even completed, because the prevalence of IoT devices in our day-to-day lives will increase exponentially year after year. 

Yep, with all the new cleaning technology, there's really no problem with pets.

Foreclosures are especially good if you're a buy & hold investor with cash, because flippers will almost never be able to pay more (if they're a smart investor) for a property than the buy/hold investor. 

Does anyone have any good tips/insight on smart questions to ask the current property manager regarding an apartment building of this size?
