if its all your money and risk. then the 50 /50 split is not warranted at this level.I would want a better split for sure.. something like Hey we pay you set fee and a bonus but no way 5050 at least for me

@Christopher Martingenuinely curious what the appeal is - obviously lending to a trusted partner is one thing, but having to vet individual deals and run the risk of a 100% loss to get a 12% return seems... intense.the crowd funding sites are a non-starter with me - i will either buy actual real estate that i control, or index funds.

@Lou Bar- thanks ...all lenders should be in the same ballpark with pricing options BUT .....they will likely also vary ....best thing to do if needing a loan is to contact several lenders on the same day / use the same criteia / get quotes for the scenario and then make a decsion on using one for the loan or the pre approval ...also keep in mind that loan pricing changes daily

No Risk No Reward - I know... but a part of this investment will mean that I'll have to liquidate about 60% of my portfolio to come up with the DP. 3) Insurance right now is at a little over $30k/year, and I expect this to keep on growing.
