@Taylor, building the two single family homes you referenced, are you doing it on already developed lots in a speced neighborhood that just sells lots you build on or did you buy the land and develop from raw, put in utilities, etc....Trying to find a reasonable way to start gaining experience building/developing

I think it's important to note that the average sale for a SFH is north of 4.5M, so at a sub 4M price point we are bringing a level of "affordability" to the neighborhood so we believe it will sell quickly.

If your lender wouldn't accept additional funds, you may need to look into bridge loans or selling.

Well damn, clearly I need better guidance on tax planning... what are some ways to tap into those losses aside from selling?

Who knows, a friend of a friend might have a house they want to sell but don't want to deal with the hassle of fixing, negotiating, and selling the property.

We are selling a house with part loan, part contract /seller buyback. 

Also sellers who offer buyer broker commissions will probably sell their home quicker and for more money.
