I don't feel comfortable letting them in without knowing anything about them, or getting any kind of security deposit.

We don't want to field zillions of after hours emergency calls for locked out roommates and their parents in the middle of the night, when there's nothing we can do save for drilling a lock or breaking a door (which would then need to be secured).

Then you would have that leasing expense all over again.We actually sometimes like to pay the leasing brokers more so they push our site harder than others.If you have an A location and A parcel shape then typically lots of tenants fight for the site to lease it or buy it and leasing broker has to do less work for fee involved and rent per foot higher most times.

Right now I'm looking at small MFRs, and it's looking like the most lucrative location is South City.
