Now you understand why the seasoned guys always have more conservative numbers. 

By month 5 you should start the refi process so as soon as the seasoning process is over by month 6 you can get your equity out and pay back your investor.

I’m not a super seasoned investor but I’ve listened to the podcasts a lot and one option is buy them out so you don’t have the hassle of legal things that take time and money. 

Seems you could hold back quite a bit more capital without significantly increasing your holding costs.Most banks require a 6-month seasoning period before they will refi based on a new appraisal.Repairs and CapEx are low.
