Unless vets are considered to be so special that credit scores do not matter a 500 score will be no where good enough for any conventional bank loans.I would rent, with luck you may find a mom and pop landlord that does not care, then work to repair your score over the next couple of years.  

Will they provide you with the time needed before they demand you get the repairs done to make the house livable and marketable?

This hurts since we’re trying to get a head and it's taken grit to build the pot up to where it is.

I went ahead and updated again. 

I'm super handy and can complete all the repairs pretty much myself but I'm reluctant to go much more out of pocket without a very good appraisal.

I mean that's still awhile but I am the type of person that likes to think many years ahead.

Probably properties in the 30-60k range (before repairs).I'm just curious how a lender would view the source of these funds.

I kept cap ex and repairs at 5 % with it being built in 1972 and looks in decent condition, however an inspection may say otherwise.
