This is your best bet to enter the space as a 1st time investor with no experience, no capital, and poor credit.If you don't want to go the HH route and desire to have this be a pure investment play, then you will need a business partner / to Joint venture with someone willing to be on a loan with you so that you can use their credit and your combined assets for qualification.

Midwest cities will be your best bet if looking for pure cash flow.

If you are buying this purely to make an equity play, this should be a flip.  

I live in CA, so pure deal prices made it the best option.

I have appealed to his joy of playing with numbers into running deals or strategy to make good decisions.

Purely speculative, but If you have the cash to buy up land parcels in the major players metaverse you’ll be insanely passively wealthy.

And there is no question, and it took me a few years to realize that some of the folks on this site just cut and paste for the pure reason to run up post counts you can identify them by 1k posts and 32 votes LOL.. then U have others that have 1k posts and 3k votes that's quality content in my mind.For me personally bottom line it's a social thing and I guess I am one of the ones that like to talk.
