Currently im looking at Craigs List and Zillow to find what rents are going for in the area im looking, however I wanted to see if anybody knows of a better process or a site that will give average rental for specific areas. 

During the process they "refinanced" the property and paid back some principle to the investors.  

Who did use to do the refi and how was that process?

So we are in the process of getting the lien release voided, and figured I would also reach out the prior servicer, which is still in business, to see the payment history, as my research showed they modified the loan in October, 2010, and they both signed it, so she was back on the hook, and they stopped paying in June of 2012, 19 payments later, so I figured unless she won the lottery, she did not pay it off. 

In the short term, we are currently in the process of defining our goals, educating ourselves, developing our team, building reserves and learning how to analyze deals.  

They weren't interested, so went thru alarm termination process - ate the balance of the system contract. 

I wanted to reach out to this group and see who is currently doing terms deals - mainly selling on owner financing or lease option.I would love to get feedback on any and all tips on automating the selling process as much as possible. - Who shows your properties?

Not sure if the water was a good example, but I want you to understand the thought process more than anything.

Loopnet.com is a little more commercial focused so probably not what you seem to be looking for in this case but if you want to practice with cap rates ect... you are more than welcome to learn that process as well.
