After the draw period, the balance outstanding is calculated over the repayment period, think of it like another mortgage payment (which it pretty much is as a second).Most HELOCs also charge interest only during the draw period, although I would read the fine print because there are some that are not interest only during the draw period.

(I'm going to say that again: I DO NOT HAVE THE EXACT GUIDELINES MEMORIZED, so get tight with your go-to conventional lender that reads guidelines & can tell you ALL the small print before making any moves).The first lender isn't going to fund until the funds for this other mortgage have made it into escrow (wired directly to escrow, never touching your accounts), and likely it will have to be recorded at the county too.

They race to the bottom because printing money reduces the cost of debt since they know there debts are going to be a real problem to pay any other way...raise taxes or budget cuts are limited there too and things like that are always unpopular too politicians.
