Is Landlord in California allowed to enter unit to repaint prior to tenant moving out?

There are many investors who will use the land trust strategy, purchasing a property in their personal name prior to transferring the property into a land trust (does not trigger the due on sale clause) prior to assigning it to an LLC for liability protection.

I’m going to call my bank tomorrow and find out what their policy is.

I wouldn't buy it unless the owner could get you in to do your inspection and I would buy it contingent on the unit being vacant prior to closing.

Thanks for your help in advance I’ve been really over thinking this aspect and want to get it squared away prior to purchasing any properties in order to not get ahead of myself.
