The BiggerPockets 'Ultimate Beginners Guide...' has been extremely useful - and encouraging!

There are much smarter people out there than all of us and if it was as easy as going on the Roofstock platform with smoking deals just sitting there, they would have been snapped up.

Here are a couple of other suggestions to bring pressure to encourage payment.

There are some hybrid management models you can use but you want to vet that out ahead of time.Other than that you need to consider professional photography, setting up your booking platforms, writing copy for your listings, local permits, landscaping, hot tub/pool, garbage, water, sewer, electricity, cable, internet, snow removal, etc. etc. 

My property manager encourages me to lease (PM fees) and my realtor says I should sell (commission). 

@Toneisha Moore For any business what really matters is presence and platform.

If you haven't already read books on other RE strategies I would strongly encourage you to do so.

However, I would encourage you to build a custom model to reinforce the basics of underwriting and forces your to understand the big picture + granular details behind the "Why". 

With that if the numbers do line up I would encourage you to proceed; just be mindful that you may not see much appreciation.

Never too old to start, encourage them to get started.
