I have requested more than pictures from this appraisal but they are dragging their feet, the lender says they will get the full report over as soon as this appraiser send it.

I hope you took pictures before you cleaned the unit up so you have some proof when you go to court.

On top of damage to the property, there is probably going to be loss of rents and reimbursement for you time.Looking at the picture I don't see $60K worth of damage.
