There are several opinions about when to go LLC.

You need an independent opinion on areas/neighborhoods Especially being out of state. 

The bad side is that homes are very expensive there (I'm from Arlington and have seen the increase in prices).Also, it is my opinion that you are better off having a 2nd house rented out and having someone help you than if you didn't.

Give us the address and let some locals to that area give their opinion.  

You could even consider this a poll:If a new investor (we’ve done live in flips but just decided to do more as a business) does their 1st deal and they have 20k to spend on marketing - what, in your opinion, is the best method to ramp it up?

@Nick FarrellIf you have your own money for a down payment, holding costs, rehab, good credit score and a good w-2 income:Do it by yourself.If you are relying on your dad for all or some of the above: Go in with dad.If it was me I would not go into business with any family because in my opinion the two don't mix well.

Hey all,I know starting out is different to everyone but in everyone’s experienced opinion, where is a good place to start?

Prices are still a bit high in Everett in my opinion, but if you are willing to do a little rehab there are still good deals.
