Additional requirements are for you to only have like properties in the same area in one loan.Unfortunately, not all lenders offer this feature.

You might approach them and point out some feature, "not sure you noticed the XYZ, what do you think of that" if they talk, go ahead and work'em, if not, give them privacy, and ask if they have any questions before they leave.

The differentiating feature here is that the credits are not specific to the home they currently reside in.
