The reason I ask this is because the biggest hurdle you are going to face in the current market is falling rents in contrast to raising financing costs.

Purchase price: $740,000 Cash invested: $450,000Seller financed.

You could also use a finance contingency if you like, but then you probably would not market yourself as a cash buyer.Hope this helps..Also we are able to buy CASH in the Orlando market, if that is where your deal is located. 

We are putting $100k down on the property and only financing $40k of it.
