I understand the FOMO mentality that lots of investors especially newbies seem to have right now, but that may come back to bite them in the a$$ if they don't understand the risks. 

Be location agnostic and invest where it is best to invest.I'll also suggest this mental bit of self-deprecating gymnastics I'm doing of late:  consider foregoing buy-and-hold investments as a whole in favor of REIT and syndication investing. 

Somewhat of a mentality deal also.  

It went up to help cover mental healthcare costs for Vietnam vets.

My end game is to have little to no debt so that the amount of money I need to reach financial/ mental freedom is less.

I believe it comes down to the "give" mentality and you'll be given back 10x.

If you will experience less stress and a better mental state by reducing your debt, then, unless investing the savings produces returns a horse length or two ahead of the savings from paying down your mortgage principal, paying down the mortgage might be the better solution for you.Roy - WOW - interest "a=it today's dollars"...?!?! 

This doesn't have to be going all in financially, but at least mentally.
