I just checked it out and it looks like their basic model is $20/property and their middle package is 1% of revenue, which is not worth it in my opinion.

You can always try check with the city's planning or building & safety departments to see if they have any type of file related to the parcel, and if they do, if there is any due diligence in the file, i.e. soils, etc. 

I am looking into AZ because it’s a less expensive market and I’ve been to Vegas but never been to AZ so i wanted at least check it out before i rule it out completely.

There's no need to make it complicated.Once the LLC is established, the business can then get its own IEN number, checking account and credit card. 

Regarding messaging, I have my welcome message, checkout message, thanks for booking message, and quick check-in message all saved on the notes of my phone.

I'm going to be depositing my checks and if there are repairs I'm going to take it out of this account.

I also provided several cashiers checks totaling $4000, which the agent claimed were for good faith but have not been returned.

You usually have to do significant renovations to the property and build up to that kind of return over time.
