The key is having a deal ready to go at a price that makes sense.

Also, if anyone has any turn key in Indy I would love to see what they have for sale. 

Not that the turn key route is bad per say.... but depending on the level of due diligence performed you might find it's almost as much work as finding a deal yourself.

You're ability to build rapport with the sellers is key.

Ownership is key to long term wealth creation.

I don't pay them on the same date every single month, but they do get paid, and that's the key point I was making that I think you're missing.

They do exist in multifamily, but they are just harder to come by.They are much easier to come by with the single family home space.If you're interested in single family homes turn key I can help you out. 

Than there is the intellectual laziness factor, some quotes require special time consuming underwriting vs standand key strokes.
