Just invite one or 2 people to meet you at a coffee shop or ask BP people in your area to meet you for breakfast/coffee

So  consider yourself invited.

At this point I snatched his shirt and guided him back to his dad at the door and invited them to leave.

You can do a reverse lookup on the property to find out the address of where the owner lives then I send them yellow letters in party or wedding invitation sized envelopes.

You can invite DBPR to come speak at yours as well.

Some don't take the time to find out what the local rental market is like but others apply a uniform rent based on square footage and not taking into account other market influences such as location or amenities.So it pays to ask specific questions about experience, knowledge, licensing, training, and simply to find out if the Realtor is someone you can work with in an atmosphere of mutual respect.

Anything larger I think would be inviting too many people and too much work potentially.

Until they are out of the property, short of an explicit invitation by them to you, I would stay away from the property.
