Karla, installment sales like options shouldn't go beyond 5 to 7 years unless there is a reason and you don'y have underlying mortgage issues.

Newer roof was installed though I;m not sure the year.

I see no particular issue with letting the tenant hire a licensed electrician to install a circuit.

. $5-6k should cover the compressor and install.
