I have a tenant I need to try and renegotiate the amount because it is not profitable for me to rent at the initial negotiated amount.

I just received some documents to sign/initial from both my realtor and the selling realtor.

This is my first time buying a property and going through these Steps.

Not sure how long it would take to get a brokers license in WA (next step above RE) in some states it is as little as a year, others there are education/deals and other hurdles as well as requiring a few years.

Buy a small mf 2-4 units that needs a little work, have tenants pay most of not all your mortgage, then after time pull back out your initial investment or more.

I know this is a huge purchase and step especially since they don't and won't be living in the states, but obviously, it will be worth wild for them and me. 

It also very much depends on what 'reasonable compensation' is for the owner-employee, which sounds like it would be just you initially.
