Talk to them and remind them that they are still responsible for the lease and finding a replacement tenant to sublet.

Contractors can be individuals or companies.

Hi @Daniel Hyman,Thank you for the response, I read thru a lot of them, doesn't seem to exist anything that is hitting that sweet spot for the real estate investors with less than 10 properties, seemed Rental Property Manager might fit the bill but the reviews are not that good.

Hey @David Dachtera I've done yellow letters before but I didn't get a good response.

I was responsible for over 300 apartment units and did a prior walk thru on all units with a check list that said as of today this is what I find, that needs to be cleaned and or fixed or replaced, We charged $3.00 to replace missing light bulbs. 45.00 to clean a fridge out, stove clean out was 65.00.

Since the responses seem to be all in high favor we have decided that we will start a monthly meet up here in Fall River at the Cameron Real Estate Group's Amarelo Team office.

I would suggest someone who meets with you individually and has experience.

Mostly just looking for someone to discuss options and benefits of setting up an LLC or going it as an individual.

The end game for me is to sell off the smaller individual properties and owning a few mid-sized apartment complexes.
