A seller can't control the source of funds, if in a sale contracts wher the type of financing is mentioned, it is only to give an indication as to the time required and type of lending requirements to expect, and if the type requires the seller to pay any fees they are agreeing to do so if that financing is used.

You don't indicate what your exit strategy is but using the information you provided (ARV 160k & 30k rehab) if you are wholesaling you'd want to be in the 70s since your end buyer would likely be in the mid-80s; that allows you some room for negotiation.
