@Armando Castillo not to doubt you are you saying you have CLOSED on a tape of CA assets at 45 to 65% of TRUE ARV  or  just what they say the ARV is :That would be truly incredible .. out in the mid west Absolutly no problem and you would be over paying by a bunch in many markets at those % numbers... if you have details that would be great.

Places with a lot of clouds and rain probably don't use gray as often as it may look gloomy, even though gray is very popular right now.  

Downtown and midtown Sacramento are really popular right now.
