I live in NY and invest primarily in Queens and Brooklyn and the count I had between those 2 boroughs was only 400 (I can't remember how many calls I got, but obviously it wasn't impressive enough for me to remember).

I was under the impression that most conventional lenders need that equity in there as a cushion for them, while HML guys prefer the "skin in the game" as a means of motivation.Nathan--what you stated is exactly the info I am looking to get at our meeting.

Instead of "breaking even", let's assume you make back your down payment amount in two years, you just got 50% interest for two years on your investment, which is very impressive.

I was under the impression that with a mobile home it could be handled through DMV If the person who was willed the inherited vehicle went in with the will, death cert, and title they could transfer it to him/her nameThis is my first time running into this- also my first potential deal.

I'm under the impression that the rents are slightly under market value, and WA is a very liberal state, so I'm anticipating minimum wage increases statewide (I had that thought before I read Brandon's article).
