Doesn't have to be an entity, on contracts (specifically here in CO), there is an option to check that the buyer doesn't want their identity released.

I did not get a personal guaranty from him, but what I did do was a check if he is a financially strong tenant, he has a car wholesale business, and I checked his bank statements, saw that he owns a home along with a rental, all good indications that he can survive a couple of months at the least if his business was not cash flowing.Not only that, all of the equipment inside of the restaurant if full out-owned to the landlord (me), being a turnkey unit.In my experience, I think you did a great job on the lease, but I do have to say that maybe give him more incentive, a deal he can't resist.

Low and behold the house next door had been sold in 2012, its street number was only 4 digits different (as in 8523 for subject property and 8527 for alleged house next door)Then I looked at the description of the sold comp and it was identical to the description of the property detail listed on my subject property.Current situation, it appears that that house became an REO and the bank or a 3rd party investor is now receiving rent payments from a tenant who has lived there for at least a year.

As the pool equipment is an optional coverage under this contract, I suppose their assertion is valid.I probably wouldn't have purchased the pool coverage if I had know about that.
