The one issue I run into with Rincon is that the area is saturated with investors, so they ask a premium for their places for sale. once you do the numbers, there is no cash flow after all your expenses. we are still on the hunt though.

I've seen a few reports that look at the average returns in certain cities or zip codes, perhaps you can shed some light on the market with the large outliers and a wide distribution (where a small subset of properties outperform the average significantly) for those of us hunting diamonds in the rough.  

If funds are limited my recommendation would be to hunt for a condo that needs some cosmetic work and in a building that is rent friendly. 

This week I am repainting, fixing plumbing, hunting for 60 year old spanish roof tiles.I did get a bid for total new HVAC which I have the knowledge to handle but not the muscle as it involves heavy equipment maybe a crane.There's a holiday in the week coming which gives the opportunity to get some exercise and get this done.

@Juan Rango one of the most frustrating times for my wife and I were when we hunted for a rental and we kept bidding on duplexes.

I could easily live in MT, I love to hunt and fish and winter is just an excuse to chop firewood and work on my bike projects in the garage.

If it is large remote land, look at hunt club or camping club.
