It was initially pitched to me by my agent as a 'heavily cash-flowing property", but we quickly found out utilities were owner-paid, and the expenses have slowly added up to make it not as good as it first appeared.House price: 171kTaxes: $3,900Utilities (paid by landlord, not separated): $8000/yearGross rents: $31,600/yearWith vacancy, maintenance, management company (still not sure if I want to try my hand at managing it myself at first), and insurance, I'm seeing a cash flow of around $225/mo.

I do agree that a very heavily textured ceiling could cause issues with the wheels I also have to some what agree with you on the cornersI painted four rooms and a hall way and in two corners I did notice that I had to come back with the brush and hit the corners the other corners were fine So I conclude that if you are vigilant you can get the applicator to work properly in the corner you have to hit both sides of the corner ie on both converging walls and use a little more pressure as you come down the wall, so the paint pushes out into the corner.As far as the bag and paint thing I have seen it done but the true lazy landlord may not be back to paint for a long time
