I am assuming that, given the parameters of Homepath, there is nothing I can do and no way to negotiate this into the contract, but I wanted to see what others thought.

Being able to make more money from the property and financial justification is typically not considered a hardship.Could you put the property under contract contingent on going to ZBA and getting the other units approved?

Friend does not have a real estate license, and they are about to get their first deal under contract.
