In spite of healthy liquid assets, high credit score, and decent gross income (close to three figure) as a small business owner, I am having a lot of trouble qualifying for a higher conventional loan.

I lived rent free for the first year, and then a little while after I rented out the entire thing for a nice healthy cash flow.

I have a new prospective tenant, after reviewing my lease, inform me that he believes I am not allowed to withhold ANY of the deposit for cleaning/ or carpet cleaning.Hes telling me that its wrongful withholding of security deposit.

If this is your only investment property and you don't really mind the negative cash flow because of the appreciation and you have a lot of healthy reserves...

If they refuse, you will hire an attorney and evict through the court, at which point you will charge them with unpaid rent, cleaning and maintenance, as well as court and attorney fees.

It's a nice little house in a nice neighborhood, we can likely ask $3,000/mo, and I believe we'll have our pick of clean, trustworthy renters (too optimistic!?).

Same is true of carpet cleaning.

I imagined this was for a spouse or family member.Seems like if they already have the account setup and a cleaning crew, that is 99% of it and co-hosting shouldn't pay much  of anything.

We are not interested in doing much more than cleaning, paint, fixtures, landscaping and flooring.
