option 4: jv on this with your buddy with him getting the acquisition and closing costs. he gets 2 acres. you pre-hab it which increases the value then wholesale it. unless you get the rehab money by the closing and since you obviously don't want to get a rehab loan just have your contractor do the frame work and wholesale it for profit to another investor/contractor.

Our of approx 19,000 units I have seen two claims come close to hitting the umbrella limit and both were class action habitability claims were the property owner self managed and made repeated, severe mistakes endangering tenants.

The walls had to be washed down along with the cabinets but that was a few months after treatment to knock the bugs down to at least a level where you could enter the place (not habitable yet).If you watched Orkin and Undercover Boss this week on TV that was child's play compared to what I saw.

Not sure what state you're in and what is allowed; however if you let him do the work, and there's no problems with the installation, no harm no foul.
