Welcome @Anthony He Milwaukee can be a great place to invest, but I would advise that you do your research and put some boots on the ground.

Please make sure you read books, blogs and listen to a few good podcasts here on BP and other research on probate before you hit the ground running.

I have been so lucky to have found my partners on the ground in IL, WI, and IN.

But one of them moving out is not likely to be grounds for an eviction.  

We have slowly almost phased our self out of working on other people homes as our cash flow has increased.

All units are rented and all the tenants have one year leases.The rules of the lease I assumed states that if a tenant hasn't paid on time 3 times within a 6 month period that is a breach of contract and grounds to terminate lease.

It will be worth the expense to know you are on solid ground as you build your portfolio.

Sit down & have a talk with them - keep calm, be business-like & see if you can come to a middle ground.

And I understand the grounded approach of starting small to get your feet wet but I think you'll find that your goals of small apt buildings will come much, much faster than you think if you stick with investing.
