@Scott TrenchI have spent a lot of time thinking about LA/SF and I have come to the conclusion that since there is such opposition to increased building density within the area, the result is that we will see larger numbers of people sharing a single dwelling, larger percentages of the population renting, people spending the grand majority of their income on that rent, and eventually we will see a large exodus of lower income people from the areas as a whole as it will be too expensive to live.

In many larger Michigan cities (Grand Rapids, Kentwood, and Wyoming included), there are fair housing laws that make it unlawful to refuse to rent to a prospective tenant based upon “lawful sources of income.”

That's not a bad area you mentioned, very stable, but not growing either.I think you meant on Kansas Ave. not Expressway, but I did a deal at 650K on Kansas Ave just south of Grand, center of town, okay, it was a farm that had been there since the Civil War.....whatever, LOL :)

It could be a little less is she does NOT answer the Unlawful Detainer (your eviction complaint).If you hire an attorney (I can recommend one if you'd like), you're looking at about $800 in legal fees for the paperwork and another $300-500 if you need an attorney to go to court.Isn't California grand?
