@Whitney Breedlove Wow, well like I said I am completely new to everything real estate and I took the taxes from a couple different people and sort of just averaged it out to that number.

I can connect you with a couple of wholesalers as well, but those deals aren't very laser focused on any specific buying profile... so it could take a very  long time to find the needle in the haystack with wholesalers.

I found that based on that amount, I needed to kick in a couple hundred more dollars.

I'm preparing to make a couple of these investments in the next 6 months and trying to start by planning my financial life accordingly. 

It's been a couple years and this might have changed but, the last time I checked, the lowest deductible I could choose was $10K.   

I would contact a local entity attorney and pay a couple hundred dollars to have all your questions answered and everything set up properly.
