I understand that you were fortunate and saved money by offering cash for your tenant to move...But I can almost guarantee that tenant will do the same thing to the next landlord...and the next...and the next...Why would they ever pay rent once a mentality has been created to not pay rent... and then get paid to leave?

Luckily, I'm fortunate enough to have all my tenants paying today, and I know it is tough right now. 

Fortunately, we have more parking than we need and some space in front of one of the anchors.

In short, we were fortunate to be able to back out of the deal do to this material change, but if we hadn't, then this portfolio of properties would have been exposed to substantial industry-related risk.Also, buying properties in markets without a singular economic driver is risky.

If you are seeking out asset accumulation and equity appreciation over the long term then there are certainly fortunes to be made.

We were fortunate enough to have a tenant approach us that wanted to rent all five units to house the recipients of her non-profit, children that were in the foster care system, but are now adults removed from the system and still need assistance.

We were fortunate to have tenants who handled the whole application and were on the ball with following up with their caseworker often.

If you are seeking out asset accumulation and equity appreciation over the long term then there are certainly fortunes to be made.

Fortunately, both Indiana and Alabama seem to be siding with investors and at most granting temporary reprieves from rent with the knowledge that money will need to be repaid at some point.
