Seems the more favorable (potential wise, not cash flow) are north part where the new developments are and Vandenberg.

You could run the numbers and see what the cash flow would look like with a higher mortgage balance and hopefully more favorable interest rate.

While my bank has favorable interest rates, they will not do anything other than 5-yr balloon. 

I've heard of people buying large number of bedroom homes here and in seller favored markets like Denver, taking over group homes or other houses that are 3-6 bedroom, or large properties in square footage that might not all be permitted and make them conforming, etc.

@Yitzchok Carmen  It's possible that VRBO's algorithm favored Evolve's host status versus your new private one and thus you are falling further down the list of search results.
