That means, I would be gambling on the NOVA/WDC appreciating, but never a gartunee.  

I read some books and blogs, but it's fairly low risk, we rent from ourselves. 

The rent should be at or near fair rental value.

Hello Investors,I am fairly new to the real estate whole sale business.  

If you were the tenant, would you feel it was fair to pay extra for something that you didn't cause?

I find a noticeable difference in pristine, showroom sales condition and what I call or have heard called fair "rental condition" (clean, functional, but not perfect)...Unless you get a  super careful tenant, your unit will be closer to rental condition after the six month tenancy than pristine sales condition.

I had to go to a state FAIR plan for one house, it is more expensive but they did write it.

I am also fairly new to Bigger Pockets as well as real estate.
