I exploring the option of an FHA or 203(k) loan to keep some of our cash for a future downpayment on a single family home.I'm wondering if there are people out there who have done this.

Tennant is under lease for many more months...Obviously the opp. is the owner wants out of being the landlord and the mess they created.My gut says to walk... too much risk with current tenant history... but part of me wants to explore if there are ways to fix the situation and acquire the property without risk somehow....Any ideas?

It is located in a 3,000 person community without anything to comp for unique multifamily housing rental sales or regular multifamily housing sales for that matter.

Didn't mean to imply that this was unique to Memphis; only to state there is some higher end flipping going on in certain pockets of town.Congrats on doing that in four markets!
