In todays market, and in the particular niche that we focus on which is class B stabilized multifamily with value add fundamentals, an enticing deal for investors is one where they can expect to nearly double their investment in 5 years and get cash flow  (8-10% yearly avg) from day one. 

I'd expect you to take off a bit now that you're taking action!

Your go-to lender can probably give you names and phone numbers of a couple.Appraisers are paid for their opinions and information, so don't expect a lot of info for free.

All other facts are irrelevant......the lease must be broken for you to legally leave.

Some landlord expect rentals to be in perfect re-rent condition, so it depends on how long they been there.

I know there is a ton of upside if I can buy the property for what its worth right now,  but at the end of the day he has unrealistic expectations of what it is worth.

But as others said, you really need to collect more info, & sounds like you’re going to have to do tot he hard way: If the sellers won’t give you leases, then go knocking door to door & get them from the tenants (& expect to come back to them with estoppels).
