Ensure that you figure for higher vacancy rates as MF rentals tend to have shorter vacancies.

While I would agree with that mindset, one thing to keep in mind when you finance is ensuring that you have significant reserves set aside. 

What would be a safe rule to go by to ensure that I don't  under budget?

I'm referring to the fact that the most of the central banks in Europe  are printing money at 0% and still can't raise rates due to sinking economical data.
