I also weirdly enjoy cutting grass so don't mind doing that and getting a tan while doing it at my properties haha.

Still have that safe investment and maybe have to wait a little longer to enjoy that money while you make a some more long term.

You can try small claims court, but in my experience, it will be a waste of time trying to collect.
