We've unfortunately seen too many cases where a tenant can't, or won't, pay rent, and will use liability hazards on the property like this to either stage an injury or create a real one.

Off-market deals where it's already tied up in contract are where I'll still entertain structuring these types of deals; you wont hear me talking about them a lot at the preapproval stage.

Hi Kuba,Yes, am looking to track the job process, amount spent (cash in bank, credit cards) against budget, job stages and I guess a system that can sync with my bank account and update as the job progresses, giving a clear view of where I stand in terms of the progress and money spent.

I hope your wise "no thank you" can also serve as a warning to others who read your post.Fact is, you SHOULD reserve your cash to be available at various stages of your "deals", NOT for paying any guru-promoted "finance program" (which is what THEIR angle was)!
